The project phase 1 entails the construction of 45, 4-bedroom maisonettes in 3 different house types on plots ranging in size from 252 m2 to 288 m2. The project is the first phase of a project that will eventually see the development of the whole site into a modern gated estate of 208 units. Phase 1 is slated for completion in June 2007 . The breakdown of the houses comprising Phase 1 is as follows: House Type I: 17, 4-bedroom units each comprising an entry porch, lobby, lounge with dining cloakroom, kitchen with external yard and splash area, guest bedroom and bathroom on the ground floor, and master bedroom en suite with balcony and 2 large bedrooms with a shared bathroom on the first floor. The unit will have a self-contained domestic staff quarter, parking for 2 vehicles and a garden. The house will have a total plinth area of 173 m2 and sit on a plot of 252 m2. House Type II: 18 units on 3 levels (owing to the site topography) similar in accommodation to the Type I units but having the car park, staff quarters and yard located on the lower ground floor with the main living areas located on the upper ground and first floors. The house will have a total plinth area of 182 m2 and sit on a plot of 252 m2. External works for each unit will include a concrete block driveway/parking, chain-link fencing and landscaping. Additional amenities will include a perimeter boundary wall with electric fence, gatehouse with staff toilet, landscaped public open space around a 1.3 acre dam located on the site, internal concrete paved roads with paved sidewalks, street lighting, and landscaping. The developer has incorporated a management company to be owned by the buyers to handle matters of estate management upon post completion.
